I am a college senior graduating in May, 2017.

My 23yr old son is graduating from Iowa State in a few months and his church is planting a new church for college kids in Minneapolis this summer and he's going to be helping out with the music program for the startup (unpaid unfortunately).  

Portland is a great place I worked up there for years and it would seem you would have a great op for maybe a air bnb or even a room rental property depending on the location and the ability for college studentsI'm in a pickle myself I bought a rehab property and completely gutted it with all new everythingjust need the money to completegot it rented for a screaming deal-650 a month and I'm paying all utilities at leat its kind of making the paymentkeep your options open and look in the area if you can for ops on getting the rents you needif you do a lease option make sure you get a nice amount down with good terms for you that way in 6 months when they default you get the cash you need to cover expenses until you get it filled againGood luck!

Collected 2 months rent so far and things look good.Trying to help my oldest "soon to graduate college" son get into a house hack in Minneapolis where he's moving this summer...maybe a 3+ bedroom SFH he can buy with little down and rent out the other bedrooms to friends/college students while he 'manages' the property.  

Invest in real estate to supplement my long-term needs (fund child's college, retirement) and long-term wants (travel and feed my foodie-ness). 10 units in 5 years, perhaps.

Maybe they're into college basketball.

If you are going to be working at Ft Meade I might look at Laurel, Columbia, Severn, College Park, Crofton.
