You could always use it as extra leverage toward a reduction in purchase price b/c not everyone smokes and it would have to be non-smoker ready aka remodeled to some extent.

I still hold a "part-time" job (drive a semi-truck for 2 weeks, then home for a week to help with remodeling), while my wife is the property manager and contractor.  

I am trying to come up with a way where everyone benefits fairly and wanted to get others feedback about this possible scenario.Purchasing an existing commercial building that needs to be remodeled.  

Asking price was $170k and thats what we offered, considering its newly remodeled, all appliances, and  in a decent area we didn't want to chance losing the property, although i was a bit sad not being able to negotiate on my first investment property.

Tub 105, sink 60, toilet 160, medicine cabinet 120, fixtures about 200 and tile not sure on but did this bathroom floor 5x5 , walls and a kitchen floor 20x 15 for 600.00, misc 200.00.

Soon after that there will be a maintenance scheduling and tracking piece (allowing you to schedule anything (also some tasks that remind you to switch out toilet wax rings every so often, clean dryer from lint (fire hazard after a few years), etc.).Thanks for your feedback!
