We are both currently in construction (I install flooring and she is a heavy equipment operator) so fix-and-flip seems to make a ton of sense for us since we can do most all of the work ourselves.

- Build 1 Car Detached Garage (pad is already there- Extensive Landscape package & privacy fence around rear- Granite Countertop & Island, Travertine backsplash- Tile flooring in bathrooms- Reconfigure 2 closets and a full bath into 2 bathroomsI will update once I finalize the budget numbers but there are some exciting prospects for this property and the area in general.

Detail on the house....Purchase Price $54,000.00 :))3br 2bath 1371 sqft fenced yard the house was foreclosed on in 2013the original owner started a remodel in 2011in the original rehab the owner replaced the flooring in the bathrooms and kitchen with tile.

There is currently an inspection order on the building that states the drop ceiling tiles should be replaced so that there is a fire separation with a fire resistance rating of not less then 30 minutes.Is this achievable by just replacing the dropped ceiling tiles with newer higher rated tiles?

I am just not sure how it will look after the roofers install metal coping etc there, or they would be careful about "aesthetic" details :)Exterior/wood is also deteriorating, but I guess a painter can scrape the old paint and caulk for waterproofing.
