What I don't understand is can I negotiate how much to offer for the house.

I can't stress enough that getting good systems in place is the key to success. 

Now keep in mind I had already done my own title search and a date down so I knew the state of the title. 1.Cashiers Check to Seller in exchange for the Notarized deed  You do this at a notary and the amount of the check is the sellers equity and what you negotiated. 2.

@Norman Schultz hi and thanks for updating us, even though it’s been a disappointment :(As I asked earlier (2years ago) in this thread: you hear a lot of success stories about DSTs when the market is doing well…and when we’re in a downturn…it’s usually crickets.

I’m fairly new to investing (late 2020) but Ive seen success in the Midwest (Memphis and Detroit).
