No deposit back for subletting, gun shot, yard repair, smoking in the unit?

I knew the condo association was reviewing bids  for an upcoming exterior paint job and repairing rotted wood.

I am also wondering, how do you calculate expenses like CapEx, Vacancy, Repairs, and Property Management(I guess property management would be just seeing how much it would cost with the management company you want to go with)?

I think I've found what it is: International Paper Masonite Omniwood - the bad part is there was a class action lawsuit against this siding type, I think because of poor quality and not being able to stand up to the 30-year warranty.

You're willing to spend thousands, what's a few hundred more for due diligence and quality assurance.

An engineer's mind may need higher control over investment :))) let's check on the scenario of independent investing: with 40K down and conventional mortgage you could get a decent quality old duplex in the good location of Midwest. 

Now I have settled outside of Denver, CO and started my family here.I have fantastic tenants (a family of 5) who always pay on time and even do minor fixes and repairs themselves.

My question is this, since the tenant only had a $300 damage deposit how aggressively should we pursue this tenant to recoup some of the cost of repairing the damage?
