I definitely would not touch the 3.75% personal mortgage and hold that forever. 

HOWEVER, I personally always prefer to own the entire property.

Prior to this we did get the occasional person thinking it was too cold, but we only get that about three times a year now with 3 pool cabins.

Or perhaps the seller can provide you some financing.My guess is that any US-based lender would be making more of a personal loan than anything because it would likely be hard for them to put a lien against a property outside the States.Perhaps there are private lenders in that country that would be willing to lend to you as they would be more familiar with securing loans against properties there.

A developer, flipper, or wholesaler are considered to be "dealers" meaning they are like a store with product on the shelve, that they sell. 

The one I am used to using provides cost estimates of various rehab products based on specs about the house.

Regarding background checks you can use many different apps or software, I personally like Hemlane for tenant advertising and screening.

The value add will include TI's and renting out the 50% of the square feet that is vacant.The hangup is that in a TIC structure we have learned that every person must bring money into the deal to achieve an equitable split.
