That's clouds up the property's value on top of the residential/commercial confusion -- so just ditch the JADU idea, I say.I would solicit more construction quotes, too. $500K for a renter-grade garage conversion is quite high.

Wholesaling is getting a contract signed below market value and selling that contract to a back-end buyer.The fact that wholesaling is saturated has nothing to do with the difficulty to do consistent deals and close these deals and make money.What IS saturated is marketing.

A 1031 exchange can be a good option because although there is no cash involved in the deal, you would still recognize a gain based on the fair market value of the properties being received over the basis of the property you're giving up (if it's a gain).

DSCR loans have varying seasoning periods but if you completed rehab that can support the new value, you can bypass that requirement.
