Here is what happened after 2 years when I needed to sell.1) The builder had relocated to a subdivision close by and was still manufacturing the same style house and floor plan I had bought2) There were only a total of 3 different types of houses on my street 3) For some reason and I think because the community was not organically grown there were 20 homes on the market, so I was competing with 7 other identical homes.

If you keep receipts for all business expenses then you can claim those again income (things like cell phone, office space in your house, repairs and more are all possibilities).If you're not a sole proprietor then you are probably better off just hiring a tax accountant to do it for you.

- demanding that we return to accomadate her.And now she wants to parade contractors through our home (which we have paid for through the end of the month) to get estimates on upgrades - and start the renovations before we go (while boxes are stacked floor to ceiling, etc., etc., etc.)It came to a head last week - and this Friday she posted our front door indicating yet ANOTHER inspection.

Interest rate on the loan is 6%.I figured it up and including all of the maintenance that I've put into the building I'm going to be about even for this year on a cash basis (I had to repair some flooring, doors, etc.).

I was also thinking of replacing the carpet with tile floors to prevent accumulation of mold.

My biggest interest in foreclosures / under valued homes that just need a lot of TLC. we have done minor landscaping, new floors, counter tops, and currently working on rebuilding the 1 car garage, so my construction experience is slowling building... :)thanks for the great site, i'm sure i'll be talking with you all on another thread!

If you are looking to be able to list your home at a higher price (but not way off the markets price), a few things you can do that make a difference without spending thousands of dollars are:Fresh paint (in and out)New Carpet, flooring (tile, wood laminate, etc.)New Fixtures (ceiling fans, lights, kitchen and bathroom fixtures).New Blinds or window treatments.Paint Kitchen Cabinets - or buy new.New AppliancesLittle things like this can make a big difference, especially in an older home.Good Luck.

What we are doing out here in california is the following Model:1) purchase a Home either Trustee Sale or REO A) 2 Beds 1 Bath B) 750 -1100 Sq Ft Living Space C) 7000 Minimum Lot Size2) I have a contractor that will add 2 Beds and 1 bath and 1 Patiofor the low--Low--Price of 50K (In California that's cheap).3) Sell it Just under Market Value for a house that size and if they use my mortgage guy I will Pay ALL Closing Costs.EX: Property Purchased at Trustee Sale = 300,000Add 2 beds 1 bath 1 Patio + Permits = 55,000Sell for Market Value 525,000Pay Closing Costs @ 5% 26,250Make Profit of: 143,750Not bad for a 5 months Work.Joseph
