Best to come clean to the seller now before you dig yourself in too deep. 

Both options are great, I feel like you need to dive deeper and find out where your soft/hard skills will work best/profitable. 

If you have an appetite for new construction or buying existing with a deep lot and adding an ADU, that might be a good play.

That can get deep if the property is highly distressed. 

We want to definitely invest in real estate... however, I still feel too inexperienced to execute on a deal so I will be putting in some deep work hours and join in on webinars/attend conferences/ hopefully find a mentor before pulling the trigger. 

Seems as if the BRRR is just taking out maximum loans and going deep in debt to continue buying, right?
