You could begin with how you define good and bad.Someone that has been a consistent good tenant when they run into financial issues will call me in advance and discuss the situation knowing that they have a financial commitment they can not uphold.

My advise would be to try to work it out, re-define some time frames, but be flexible with those as some things, like permitting, weather, etc. really are out of a contractors control.
