@Jamie Briscoe it's definitely a tough market but if you're targeting off market properties with your direct mail, you have a strong list, a good message, and are mailing consistently I would say most sellers that come into your inbound lead pool won't be pitting you against other offers.

They can even ask friends to water plants while deployed or stop and feed the cat while the tenant is spending a night at the casino.

Hi Folks, Thanks for the feed back...Jbeard I like to  use technology for research..so if you know of some solutions let post them so that i can research them...finding properties that are deeply discounted is the biggest challenge.

We have also learned the dynamics of a vacation rental where things come in waves where winter and summer are high demand, and everything in between is considered the shoulder season.That all said, we're hoping we can fill in the shoulder season lows a bit with more Diversified bookings from other places or sources, but unsure of any good strategies that may work consistently or sustainably.Any thoughts, ideas, advice is welcomed and appreciate your help in advance 🙏Andy
