This is a 3 bedroom 1 bath church with a live in personage.

Those funds can come from a few different sources: checking/savings, borrowing against retirement, city/county/state grant, church, family, etc. but each cannot have the expectation of being paid back.

Once covid it, we were shut down for about 45 days. 

You shut off all the water and go look at the water meter...is it moving?

If you are using a PM and they want to rent to them, then either they are desperate or have not experienced enough.At the same time, if these are young church goers with great recommendations and the community known they are from good stock, then I would give them a chance.

Talking about after the NOD is filed.I’ve been door knocking pre-foreclosure prospects, so that makes it difficult to pull them every week opposed to probate where I’m calling them so it’s no problem at all pulling a fresh list every week.I haven’t gotten into code violations, water shut offs, or fire damaged yet.
