I wouldn't throw my money at 10 houses without first testing the Provider to see how well they do. 

I guess I just have to test out a few and use new ones and keep rolling until I find the right one in each area.

The only thing i can see as needing to be replaced soon is a 14-15 year old boiler that im sure will be nearing the end of its lifespan sooner, rather than later (although functioning well during some testing at the time of inspection).

I am in the market for a tested and true contractor for start to finish jobs.

So you'll probably want to stress test your current assets for different leverage levels.

Currently, my team is my property manager who is also my agent (still in the beginning phase and testing the waters, she was referred to me by successful people that I trust).

I think testing the waters now is not unreasonable when you observe how the public is actually pretty split on "mask or no mask" on the daily. 

Again patience was tested as this also took more than 18 months (actually started the process well before closing on the above mentioned investment properties).  

I will be taking, and passing, my real estate test next week.I have spoken with a few brokers and I think I found one that I like. 

My wife just took an in person course for her License but still had to study and research on her own and is scheduled to take the test next month.Best of luck
