Hi - As I explore REI investing in couple of markets for renting out (buy and hold) on cash flow, wanted to get some ideas on financing. 

Oil exploration wouldn’t exist as it is if companies weren’t allowed to write off their losses when they drill and fail to hit oil (not to mention the wars we’ve fought over it), as well as many other subsidies.

I'm a rookie who's still at the "reading materials" stage, so I doubt I have much to offer, but I wanted to at least chime in and also see who all is out there.Right now I'm exploring what I can do with my starting capital, and interested in small multi-family (~4 units) in the Dayton/Cinci/Columbus area. 

Right now we are exploring the Des Moines and Waterloo Iowa markets to learn how to do this at a distance with lower cost properties if that makes sense.

I was simply going to bite the bullet and just start saving again, but there are three things happening now that motivate me to explore other options: inflation/rates/policy/etc., FOMO pricing in SD (houses near me are $750k to start), and my first bundle of joy is due in October :)With no down payment, I am looking for advice on how I should pivot my plans - for both purchasing my primary residence and starting my real estate investment journey!
