More often than not mechanics break down as a result of the house being foreclosed and not utilized for an extended period of time. 

If that is possible what is the process (i.e. is there a time period that I should wait before taking out a loan on the for the second home)?

Definitely check out the legality of short term rentals where you are buying... that issue is my nightmare right now in FL - where the city only pursues short term rentals based on neighbor complaints.  

As things improve, I'll be able to do more 'out of state' work, thus I'll be out of state more often and for longer periods of time.

Hi Everybody,We own and manage some properties (CBS construction) in South Florida,  right now we are negotiation a short sale on Fort Lauderdale, but this SFH is a Fame house,  it does not need a lot of repairs  (around 2k to 3k) and the our offers was accepted on the 75% of the ARV,  We have never deal with a Frame house for rent on Florida,  Could you let me know what you think about this deal please?
