I am a buy and hold.In Lowell it is impossible to currently find a good deal on a 6 unit, one that generates a positive cash flow.Any recommendations on management companies, plumbers, builders, specific neighborhoods, past experiences( the good and the bad) or even on proving me wrong in my assessment of the area.Jay

If you filed a lien on the deed/title for this property then you have a lien position in the home.

You should use the name of the company that owns the property, which I assume is also the name on the lease agreement. you can make it a little more personal by signing your personal name as the president, manager, or whatever your position is within the LLC.

This is important because I believe we are getting ready to enter a round of foreclosures and we want to be in a position to pick up prettier properties than we purchased last go round.We are also working on converting our PM business into a franchised brand with Property Management Inc, that has a support structure not only for residential rentals, but also for short term, commercial, and association managment.

Neighbours very often do not get along with renters and renters will often leverage their position if they find out a unit is illegal.The problem usually arises out of the fact that cellar dwellers are generally low quality tenants and can cause problems that often result in complaints to oficials..
