I'm not saying all inspectors operate that way, but a good inspector will point out legitimate safety and big ticket items, but also let you know as a property owner what you need to be aware of going forward.

If your dumpster is open, your grass gets too high, they don't like your tenants leaving belongings on the deck, you get hit with $500 tickets. 

Senior discounts, student priced movie tickets, ladies night, etc are all discriminatory, but not illegal (in most places).

@Gordon Forbes Find a niche area where you can track sales and just buy/sell tickets when an underpriced item comes up.

Seems like conference was a good way to hear a lot of speakers at once, but if you had some direction to your business then it would not have been worth the ticket price.

If so, why is that and how does that differ from other travel expenses like plane tickets?

I don't see an issue with turnkey  especially for out of state investors who are worried about the cost of big ticket items 6 days after they bought the property..
