However, we look at it as over the 10 years, even if we had to put $200 a month into the property (for Cap X expenditures, lost rent, maintenance etc.) that at the end of 10 years we will have a property that is worth $124,000 plus.

@Jason ClarkeAs a general rule, in NJ, areas with good school districts have lower cash on cash return because they are desirable places for families to live.Less desirable places command a higher Cap rate which translate into high CoC depending on the level of your investment.So a combination of good school district and solid cash on cash return is hard to find, in NJ.

At a minimum I would use an 8% vacancy and 7% repairs/maintenance and 7% cap ex.

There are lenders that will do Helocs on co-ops... might be more difficult since it's not owner occupied.

It was very difficult to get any info about the tenants before we purchased the property and soon after we purchased it the tenants in one house moved out.I realize this is a very small sample size to draw any conclusions from, but I guess I want to challenge the belief that it is better for the owner that the tenant not to know who he or she is.
