I'm more so interested in talking to individuals who have done Joint Ventures to purchase either SFH/duplexes/fourplexes in the city/area and hear your stories as to how you sought your financing to fund your deals (whether personal or lender), utilizing/opening corporations to facilitate you deals with other investors, and how you structured your deals so that everyone was contributing (whether with time/funds) and had something to gain so everyone was happy.Would also love to hear about local contacts/networking for lenders/investors that you may know of in these regards.Can't wait to hear from you all.

My wife and I jumped out in front of our tenants last year and we're sure to humanize ourselves with them so that they didn't feel they were just working with a big corporation or evil landlord whom they could justify not paying.

A single-family house or condo owned by a human (not owned by an REIT, corporation, or LLC) is also exempt from the statewide CPI+5% rent stabilization law (AB 1482 https://leginfo.legislature.ca...), although you have to include a notice in the lease that it is exempt.

Based on my understanding, these pots of money are treated differently in the US vs Canada.The CRA changed its administrative position a few years ago to treat US LLPs as corporations for Canadian tax purposes, such that distributions from such an entity to a Canadian resident taxpayer are likely to be characterized as dividends.https://agtax.ca/cras-taxation...

In regard to returns, my REIT portfolio averages just over a 6% dividend yield and about 10% annual growth in price.As far as taxes, REITs aren't taxed at the corporate level.
