My first advice - continue to save.

I joined BP because it seems to be an education and mentorship style site.My Full schedule limits the amount of time I can commit to real estate and think I will do best with turnkey rentals.

He just started buying properties in Camden, nj and I think that’s where the potential partnership is, I have to continue what I’m doing as far as finding wholesale deals and potentially partnering with him on one vs something that already made it to the MLS at that point it’s no longer my market. 

I think it depends on your management style, but as you get more and more units you will naturally have to pull back a little.

I know that these properties continue to collect liens from the city for different infractions (needs cleaning, boards on windows, etc.). 

Also if they have truly never lived outside of a parents home you are taking a risk that they will take proper care of your home without having mommy there and that their relationship is strong and that they will both want to continue living there and paying rent for the duration of your lease.

I have had a positive experience so far and I am looking to continue down this path and grow my portfolio this year by having my second deal be a owner-occupied 2-4 unit home. 

I’d just hate to sell this house and then see value continue to climb..as they have been.

Solo style or team oriented?

Once the bars end it becomes more of a warehouse district but that is likely to continue to feed growth in that area.
