Do quarterly inspections, eliminate all factors that will be a issue, fridges with water lines for example, and tenant proof your properties with the proper materials.

@Nathan G.The answer is: failure to underwrite properly.

There are certain requirements for the LLC structure, and if properly followed, the lender WILL ALLOW you to transfer the property into your LLC. 

If tenant(s) vacate the property without informing the Housing Authority and payments continue the owner, Section 8 may initiate a recoupment of rental payments made for the months the property was not occupied.I feel that if done properly, it is a good investment.

He said because my credit score is 830 I could get a good HELOC rate which essentially acts as a credit card but I dont feel comfortable going this route.Thanks!

I have rarely seen a small landlord properly run an llc.

I'm doing all this while repairing my credit from my some dumb moves a few years ago so putting it on a credit card or taking out a HELOC is currently out of the question, but I can raise private money and get a HML, just have currently used up my personal network of private money lenders for my current deals.

Collecting a damage deposit is a core task of a PM that you pay for and they either failed to do it, or failed to properly record it... either way, unacceptable.   

I put it on my credit card and get a 2% kick back.
