Hi John,SFR are not rent-controlled in San Francisco (and I believe in most if not all rent-controlled cities).You can do an owner move in eviction but this does not change the rental control status of a unit.

Not a landlord friendly city, I would imagine Baltimore is similar.

As long as we do that, the city will plow in winter.  

You can find a somewhat decent multi for around 60Kper unit maybe less if your willing to swing a hammer\ and rents are between 700-900 depending on location in the city and condition. 

I had to do that when i  started in the State a Year ago...Building a team I can trust  in the Cities I work in  had to be no I for me...Love my teams have visited most of them by now and am so happy with my choices  some are well on the way to becoming life long friends..ps even with spell check hate typing  love chatting and meeting new people

The biggest thing though is like what the BiggerPockets community says a lot: "just pull the trigger."

I see a few Quadplexes in that area and looking at the map it's not too far from North Park, City Heights, Petco Park.
