While experienced investors have occasionally found the 'diamond in the rough', it takes a lot of looking, knowing where to look, having extensive contacts (of the right kind), and the knowledge and experience to recognize the real deal.  

I am young and want to start young although I lack the knowledge and experience.

Hud listing agents have zero knowledge of the number of bids or the amount of the bids until an offer is accepted.

Offer accepted on my first deal (triplex) and inspection pending (WA State).During my initial walk-through, I met a couple who seemed to be more than knowledgeable about the property, possessed keys to storage areas (possibly other units too), had special parking spaces, and stated that they take care of the things around the place including the large yard in exchange for lower rent.

For the past year I’ve began seeking knowledge on the strategy and it’s ins and out.

For any client I work with that has limited knowledge on the subject, I extensively explain the home-buying process (including financing) whether they want me to or not.

@Stone Jin agree with you that i cannot focus on just Intel employees, but being out of state and with almost zero knowledge of the Chandler area, I am focusing on what I know, as an Intel employee :) So, Gilbert, Mesa are going areas nearby to look for SFH?

The questions you ask indicate very low level of working knowledge in this space.
