I've never purposefully attempted to explode my investing or even set goals, but I did make the decision in 2016 to put all my money into new investments and see how I could grow.

However, I will say in all seriousness, that I've recently worked with a couple different customers that were attempting to sell on their own, or about to attempt to, and in both instances, they were very pleased that not only were they leaving closing with more money in their pocket, but also with a lot less time and effort involved, than if they had stuck with their plan to do it on their own.

Im attempting to write an offer on a 3 unit property.

So attempting to hit 20% IRR on such deals at present, is most likely hot air.

After multiple attempts to collect payment, I finally sent a copy of the Capias to him and told him that if he didn't deliver the payment in full by a particular date, I was going to have his wife arrested at work.  

For example, you don't want to have all your homes under one LLC because that opens up your portfolio to seizure if someone attempts to sue you.

I've attempted doing so on BP and connected investors, so far with no luck.

This would be my first investment property and while it may be a little more leg work than I am looking for for my first there is to much meat on the bone to walk away without attempting.

We don't like to force anything :) Can't speak for the other 1M guys wholesaling, or attempting to wholesale lol appreciate the input. we definitely try to avoid any type of robotic feeling interaction, whether over phone, text, or email. 

The original seller is now attempting to back out of our deal and not sale because he's not going to receive the entire amount as he owes roughly 1k in back taxes.
