Does anyone own/rent rooms or a house to University of Southern California students?

@Brian Gibbons is a top-tier REI coach out there in CA and legend goes that he actually taught John Jackson how to do lease options (altho, John has really taken that and run with it - he doesn't just teach it but has a support team to help investors DO it).

it was built in 1926 and it value right now is 76000, and the utilities would be payed by the tenant, but it needs a lot of work, I would do all the work my self and just buy materials, and my guesse is that once it's been remodel the value would go up to at least 100000 because it's about half of mile away from a university cumpus

Missoula is one of the best towns on earth, and there seems to be a ton of affordable real estate there now, and a great, growing university which provides lots of renters.  

To be legal, you will likely have to rip off all the siding and add shear support to be earthquake safe for a two story house.3) What's your exit strategy?
