I don't think that's really unique to Elite though; just to this investment style in general.I think I recall Elite saying they occasionally have existing investors that find themselves needing a quick 1031 exchange, and if there is no inventory ready for immediate purchase, they sometimes broker that type of sale between their customers.Beyond that, I'm sure it's appealing for folks that live in that area to be an owner-occupied landlord.

@Rich Hupper, no, not really, that's because foreclosure laws or requirements are unique to state laws and while there are uniform procedures like notice, notice of dishonor, demand, notice to creditors, publication, sale, redemption, disposal and deficiency, it all is subject to state law.

Don't cross organic boundaries (creeks, linear parks, etc, unless you are certain the neighborhood doesn't 'shift' across the boundary)  9.  

@Bob CollettI think IREM is a great organization (and I believe the largest PM organization in the world).Quality education, events, etc.The CPM designation is very well-regarded in the industry too, if you have the interest / dedication to achieve it.
