If you have someone who is technical (can install host a LAMP program) and can help you develop the database, it might be a good fit.Maybe not the easiest of solutions, but certainly gives you a few more features around building a pipeline than something like Microsoft Access gives.

Technically you could really just use your own format, offer price, time to close, etc, handwritten or typed up in Word and that could be accepted as an official contract, but the standard as-is is the easiest way to make sure all i's are dottted and t's are crossed.

My neighbors have them on their new homes (built after 06) and they all complain of leaks.When calculating Cash on Cash ROI, the example given in the guide was very simple, 20k down is the investment, take your annual income, subtract PITI and expenses, divide by the 20k and there's your ROI.But, should I be taking the principal from the mortgage payment and adding that to the investment, since it is going into the property and is technically my investment money still?

Each of the contracts you mentioned convey different rights, they aren't the same.A good option contract has all the elements of a purchase contract and it goes to closing once the buyer gives notice to exercise the option, that's good.As to just evicting, KY and all other states recognize equity established under RTO, L/Os and other installment sales, when an equitable interest is reached you can forget eviction and you'll be going to a judicial foreclosure, worse than a non-judicial action because there is no formal foreclosure and security agreement made.You can get more technical insight to all of these arrangements here on BP with some easy searching. :)

I have read a few articles that mentioned premium themes are the way to go, but the arguments didn't seem too compelling to me (besides maybe the technical support that comes with paid themes), and they also seemed to be a year or two old.
