I had to spend an entire weekend to gut properties myself even after paying to have it done before I inspected to see that it wasn't done to my satisfaction, HVAC's going out left and right needing to be replaced, duplex flooded AGAIN when my demo crew did not put the shut off valves back on the supply lines under four bathroom vanities and someone turned the water back on to the house, learned that all four water heaters in my flooded fourplex are bad and need to be replaced, tenants complaining the repairs aren't moving fast enough, got scammed buying a washer and dryer from someone on Craigslist that didn't work and to top it off I got a pink slip from my job this week!

It was touted as a possible "next Fountain Square", but it's actually quite bigger than FS, with less attractions (restaurants, shopping, etc), but the proximity to downtown makes it appealing.

Mr appliance was sent out to the property and he determined that there are two buttons on the fridge that when pressed simultaneously it puts the fridge into demo mode effectively shutting it off, which is what caused the fridge to stop working.

I of course would find something that covers expenses but it doesn't appear possible based on my recent search (in Brooklyn or anywhere else in NYC, aside from maybe Canarsie which I don't see changing quickly) My gut feeling is that it still probably is worth it for the long run, but maybe I'm just speculating on appreciation of this part of the neighborhood (southern Bushwick has not had bars/restaurants until less than a year ago and it seems like they're coming at a fast pace), although I would like to hear some opinions on this (would be madness in other markets but maybe in NYC, one cannot expect immediate cash flow?)

Most big multifamily are master metered, but if you have individual water meters and the tenant doesn't pay, the water gets shut off.

With private water and sewer having the extra space to replace a well, drain field, lagoon,... can mean the difference between having a park or shutting the whole park down.

I think West Reading has some promise because it's close to the hospital and lots of nice restaurants but outside of that, everyone is selling that has the ability to get out.
