If I am familiar with an industry of home improvement contractors for example, and speak with them, meet with them, and they like the proposition to invest some money in me purchasing a property to re-sell, that is in of itself not an issue under the regulation for non-accredited? 

It seems like a pretty common practice to put a property that isn't your primary residence into an LLC, even if its the only investment property you own.

@Patrick BergeronThere is a 45 day moratorium on processing any new STR permits which most likely will be extended to address and tighten up STR regulations.

Definitely check to see what your state rules and regulations are.
