The issue about security deposit and repairs has been going on since then.

Keep in mind that a low maintenance and repairs number can be a sign of deferred maintenance that you're going to have to pay for when you're the new owner!

Neither property needs any repairs or rehab.

If there does seem to be a problem with the carpet runner get it repaired or replaced immediately. 

Make a list of any repair items and have a discussion about what you will repair, what you will not repair and how and when you intend to coordinate with them to get it done.

If less than that, let's say 80%, you deduct 80%. 2) if you use the money for the personal purpose, it is not deducted. let's say you use remaining 20% from above eg on a car, you can't deduct that. 3) if you hold the money at the bank that is your rentals bank account for future repairs and capex, it is deductible at the rental level.

Sorry, to be clear looking for contractor for repair and maintenance work in multifamily properties.

I estimate the running cost to be around $900 per month (2 part time employees and supplies), utilities can be around $250 per month and I conservatively double it to be $500 per month for added potential repairs, etc. 

There is definitely a shortage of supply of good quality student rentals in Windsor!
