Either way, I think your first step would be to find your lender, agent, contractor, and property manager you want to work with and get started!

The proceedings went on for two years because the mortgage company couldn't show that the house was vacant but also couldn't prove that the notice was delivered/received by the prior owner. 

As Kevin mentioned I had to buy with cash as they wouldn't qualify for conventional financing, I fixed those problems and was able to put a mortgage on the property. 

My market is seasonal and I was begging for enough revenue just to cover my mortgage so I wouldn't have to pay my own rent AND a mortgage.

The big thing is letting your lender know if you switch it from personal to LLC.

Your post doesn't make any sense and doesn't give anyone an idea of how they can help you other than that maybe you need a connection for a mortgage.

You get the benefit of the homestead exemption plus having tenants paying some of the mortgage (if you can find a fairly priced property...not easy in south Florida!). 

Everything here was calculated online using mortgage calculators ect so obviously not exact.

and the goal of a house hack is not to 'cash flow' - it's to replace your rent payment with a mortgage payment and build equity.with that said - lots of investors buy off market and not on.
