That has been my experience, but many on here do fine with owning many properties and working full-time.To me, having even 1 rental F&C in retirement would be a fantastic benefit.

wow, depending upon how much $ you had to put in for rehabbing (to make them rent ready) you're doing very well. 42% gross margin on your 20% down home is fantastic. where else can one get a return on $ like that?

The tenants act all nice in the beginning to the new landlord and then the tune changes over time.Like I said if you want the brain damage do the 90 to 120 day option.This way if it isn't all you dreamed about you can dump it back.Also do not put hardly any money into it as a down payment or in repairs until the option period is over and you are sure you want to purchase.What you want is to find the run down property in the nicest area and not a junk property in a junk area for a cheap price.Some will disagree and want to make it their lives work to turn around a bad area.That's fantastic if that's how you want to spend your life before you hit the grave.That is NOT what I want real estate investing to be for me at least.
