I would suggest you get on that immediately before you get yourself in deep trouble with this or future tenants.Ignorance of the law is no excuse.

It is not a letter it is a notice, include the facts and try to avoid the excuses or reasons, tenants already know why rents increase and don't care about a landlords issues.

I try to avoid the snail mail as there are too many potential excuses, plus I don't want to drive to the properties to collect checks in person every month.

I used to provide tenants with gift cards ($50) at Christmas.It didn't stop anyone from moving when they wanted to.I've often been told I'm a "great" landlord because we address repair issues immediately.That hasn't stopped a tenant, at times, from running out on us owing rent or leaving damages behind because, well, folks will often have their own excuses, justifiable in their own minds on why they do the things they do.Now I focus on doing the repairs quickly because I want to keep my investments in the best shape I can to prevent further damage.I don't want to be friends with my tenants.

Paid on time first month and already scheduled payment for July, take great care of the property, but are very needy, had to ask them to pick up some dog droppings a couple of times and heard nothing but excuses (don't normally allow pets) and now with this bit of manipulation, I just don't want it to go too far!
