@Antoine MartelI once tried in Pennsylvania and Columbus, OH but i did not continue as i am not sure if it's a good idea to have a property manager who will be coming to me every month with excuses for eating up all the profit.

Excuse me, but if a lender accepts a quit-claim deed in any state, they can not foreclose, you can't foreclose on a property you take title to.

If the tenant is paying on time and keeping the property "nice", than its hard to evict them.But like you were saying, if the house you bough was not taken care, and you could see some damages, than this is an excuse to legally evict a tenant.

I heard every excuse in the book and kept falling for it, I felt really bad for the family and didn't keep up the pressure like I should have (and WILL do in the future).The house itself was in complete disrepair; dogs had chewed & clawed the floors, doors and walls.

If they accept payments thereafter they are in a sence providing consent to the transaction, the more of the payments they accept the harder it becomes for the lender to use the due on sale clause as an excuse to call the loan due.
