Definitely difficult to do and I've heard from some Jersey City people that the zoning board doesn't do those anymore but it's worth a shot especially if it's an above ground basement.

They are not going to let you loose their money.Make sure you use a reputable title company.Understand the higher the cap rate the higher the risk.Make sure your property manager is a licensed real estate brokerage.

I don't know that there's the same chances of appreciation as in the northern parts of South LA, but it seems like the cap rates in Compton and Lywnood are better than elsewhere, and there are some deals available if you are willing to do some rehab.
