If your total taxable gain is not small, then obviously you're going to see more value from going through annoying compliance with California. 

I’ve had a tenant through Airbnb which has extended her stay twice (each a month) and has been giving feedback as to how great it’s been.I come to find out (via a lead paint inspection and going down to check on the property) that she is 100% doing rental arbitrage which was not approved by me.

I can still find ways to connect with RE investors, for example through LinkedIn, but I want to make sure I can provide value first.

Otherwise I second the post about going to one of the banks you’ve got your mortgage through and seeing about a loan.

@Brian Eastman or other experts...what if I want to invest the idle cash that is sitting in the IRA LLC bank account into a money market with Schwab...can I just set up an IRA account with Schwab and transfer cash from the bank account to Schwab or does it need to go through the IRA custodian (which would be a lot of work)?
