They generally care nothing about third party organizations ( NAR, MLS's, etc. ).The ethics agreement is a section of NAR that brokers/agents agree to as a member.

A syndication by definition is simply organizing a group of investors with a common goal.

There are some general guidelines that will fit most folk, but your unique strategy will require a customized approach in order to achieve your objectives. 

Because I am organized and had a system in place, tenants paid their rent and on time. 

There is a possibility you may lose your deposit depending on the organization you are dealing with.
