Curious what metrics people are using as their own personal standard to hit before looking at a property further through making an offer and pulling the trigger on a deal.

I haven't ever had anyone say, oh because you are a Realtor, I don't want your money.I got my license because I felt a need to practice what I was being preached and to me I was always a "wanna-be" until I pulled the trigger.

I'm inches away from pulling the trigger on a purchase.  

I think all of us newbies should adopt the buddy system, somebody to lean over and whisper "PULL THE TRIGGER ALREADY !"

House Hacking seems to be done to lock in favorable owner occupied financing.

I just have hard time seeing 3-5K sitting in a bank savings account losing money YoY, but I guess anything outside of that like a CD either locks up the money, stocks, bonds, mutual funds have risk, and crowdfunding also.Thanks for the input, this is why I really like posting on BP, multiple views and things I might be overlooking.

Once you have some reasonable expectation of return, however, locked equity is dead money.
