Im pretty even keel normally but the sheer amount of money I would be putting into this has me fluctuating widely between very excited and very nervous as interest rates rise and the market is nuts.

I had been a realtor my entire time as a soldier as well so I knew the job, however, really benefited from the full time days outside of uniform. 

I’ll either need to find some other Soldiers that are willing to live together or somehow increase my budget in order to get an MFR.

Just because someone does well in a C class single-wide mobile home doesn't mean they will do well in a B-class single family.Move them out, renovate, then start with a fresh rental and fresh tenant.

Some of this is city wide, some is zip code/neighborhood specific, and some of it street by street.  

I know that's a wide range. 

Due to the asset class, I want to cast a pretty wide net.
