In that case, as someone pointed out above, you could always set up the utilities in your name ahead of closing (some utilities may not allow that but most will).  

I know you guys care about the user experience, so wanted to give you a head's up if it was pervasive, and thanks for jumping on it.

The realtor said there would be an appraisal & they would likely ask for as is value, but she said she'd put me in a file and email me as soon as she gets the go ahead and we'd negotiate from there.

The house was tied up in BK for years but the HOA finally got the go ahead and put through the FC.  

If the price you pay for the HOA's equity plus the existing secured debts is attractive, go ahead and buy, but don't think for one minute that you're going to pull a fast one over the lender.Oh, and be careful about equity skimming jaws should the existing loan be Federally insured.

I wouldn't worry about how much every single widget should cost ahead of time.

No, I haven't been thrown into the REI world yet and don't know the realities of it all, but one thing I can surely say is that nobody gets ahead without helping others first!
