I would refund these upon submission of proper documentation.

., Without documentation that the property has been held for investment it would not qualify for 1031 treatment.

In addition to that I do monthly ledgers that list the running log of payments received to date. 

The only way they can use potential rental income is if you can document some type of landlord or property management experience.

But, if you put little down and have unrealistic expectation about rent price and unable to receive rental income in a C or D neighborhood, expect trouble ahead.
