Would houses with this kind of cooling system be able to attract high quality tenant?

Estimating 32k in repairs, although I'll probably need to hire a GC since I'm long distance.

Been reading many threads and have been looking around in the market for some time.The property in interest is a 3 family home fully occupied, will be seeing it in person soon but was told there are no major issues that needs to be fixed so I did not include repair costs.

I don't know if I'm just over estimating repair costs or if I'm just missing something.As a realtor, I know my ARV is spot on that's the easy part for me.

If this ARV is accurate and the repairs are also accurate you can approach this with the 70% rule.

Additional costs such as closing costs (investment property and home equity loan, vacancy in the beginning, repairs)My main question is: Is a home equity loan a reasonable way to generate money for your first deal? 

He does high-quality work and is trustworthy. 

I am currently getting $750 but could probably get $800 for units of similar size and quality. 

There are always in-state/cheaper options through which one can get a quality education.

They charge 10% on repairs/maintenance I believe.
