I never thought about it from that perspective but you're correct, the primary objective would be to further my career as a property manager + investor, rather than to start a career as a realtor.

@Brandon Carrillo I would also consider taxation issues that could happen when you move out of your principle residence and turn it into a rental.

Also ,if we want to objectively looking at how good this particular rental sector is , just look at stock performance for SFR REIT such as INVH and AMH (they have the largest market cap rate), their stock has returned to pre-covid level ( haven't checked their distribution though).

There are so many different options and avenues to get you to your end goal of financial independence.Getting on Biggerpockets and listening to the podcast really helped in the beginning but also created the shiny object syndrome. 

The objective would not to become a property manager but to learn.There are some who concentrate on only lending money; i.e. private lenders.

Know the type of property and the area you are looking at.Other than inspection, put no conditions on the offer, other than 2 day offer.Two objectives/options will happen with an MLS listing.  

If it was his principle residence , there may not be any capitol gains depending on how long ago he moved .
