She's your problem here not your siblings, so have the convo with her and let her know it's your way or she gets her own place.

those who are looking for a move in 2 weeks ahead of time are those who haven't found a place yet or people who have to move (eg being kicked out of their old place for not paying rent).

I have to sell to an investor (vs owner occupant) since there is a lease in place and tennant rights.

One problem - I used all my cash fixing up the place I have!
