The listing was about to expire, The agent was fed up with the seller, the seller was out of state, in tax foreclosure, inherited the property and there was title defect we were wiling to accept. 

Purchase price: $235,000 30/30/40 split inheritance, currently live in the property and the only one interested in keeping the 4 bed, 1.75 baths, great location with wetlands in back.

It had many assets including  rentals that I liquidated for the beneficiaries--11 people inherited and no, I did not want to manger the rentals from 2000 miles away with 11 hands wanting money!
