Occasionally you can achieve cap rate compression for growth or the building comes with extra land for some value add but that's not a given.

We analyze the entire market simultaneously and rank the best cash flowing properties based on cap rate. 

If you overpaid in 2020-2023, based upon bubble multiples, the picture isn't as rosy.You have a choice to make:  Cut your losses or grind it out.

Even if you included $100 per month in maintenance/repairs and $100 in property management (I know a PM that will do 7%) you'd still be cashflowing ~$250 per month. 12% CoC return based on 20% down.  

Doesn't provide much advantage I grant you but for instance land and industrial are harder to wrap my head around.

Also coffee shops like Bottoms Up Coffee are moving in and small microbreweries like brew dog and land grant.
