I am finding a lot of sellers don't even have proper financial docs prepped for the sale and that causes even more hiccups in the process. 

I've considered using ZenBusiness or consulting a local attorney for the formation process.

There is some validity to self-managing but after a certain point it doesn't make sense. 1-2 properties are pretty easy, 4-6 properties are a little challenging, 10+ is where you need to commit FT or hire.
