There are methods of using no fico with FHA but you'd be fighting an uphill battle (possible but not fun or with out brain damage).Conventional financing with Freddie Mac 5% down can be done with the above strategy as well.

I bigger flipper I know told me that he put in a nice new kitchen, granite counter tops, etc. and the first thing the buyers sis was to tear out the kitchen to do it the way they wanted.I personally wouldn't fight with a partner over this stuff.

Negotiating patients dispersents to contractors and doing any of work your capable of yourself.I was in your shoes almost a year ago and have started the process of refinancing out of fha so when my year of being an owner occupant is fulfilled I can rent it out and repeat the process of another low down payment primary residence .
