But I do think like you have leverage here by having the Memorandum of Agreement recorded.I would kindly encourage her to compensate you for the earnest money, your time and the probate attorney fees.

From the responses to this thread already, it seems that there are still great opportunities for me to house hack in SD, which is really encouraging. 

I would encourage you to cut your losses and use this as a painful lesson learned.

My encouragement is to listen to some of the podcasts and learn how others started out.

I know most of the universities seem very optimistic about reopening in fall, but spikes of cases in states that reopened bars and restaurants have not been very encouraging.
