College towns are rich in culture, arts, quality of life, etc... the drawback has always been a lack of professional jobs.

Yup, lots of machine shops, contract manufacturers, electronics companies already in big trouble. 

@Art Webb I don’t live locally but I know when I stayed in Conroe a while back there are plenty of air B&Bs off the lake I don’t know about management

The numbers approach appeals to me vs the "black art" of valuation, but I guess I need to become best buddies with an agent with extensive multi-unit experience anyways if this is the course I want to pursue. 

Frisco is especially appealing in the summer...with easy access to everything, a cool downtown, and wall-to-wall festivals (bbq, art fest, 4th of July, etc).
