We own one rental condo in a building in Los Angeles.

I am interested in duplex's around the $60k range.

I currently own one duplex, and my fiance and I have been looking for another multifamily to purchase and move into together with her 5 year old son. 

For insurance, I used $800/year for a 2 bedroom duplex and 1000 to 1200 for a starter Home.Maintenance is dependent on the house.

My brother rented his condo to a recovering alchoholic who actually was a recovering drug addict.

I almost convinced her to buy a duplex in Spring Valley area of Las Vegas.

I am looking for the most economical way to leverage a free and clear duplex I own (worth appr 120k) to cover the down payment (appr 35k).

On Monday I put an offer in on a duplex and yesterday I put an offer in on a quadplex.
